First, let’s break down a couple of the myths floating around out there.

Myth #1: Buyers are going to repaint and redecorate anyway, why should I worry about neutralizing  colors and decor?

Yes, you’re probably correct that buyers will end up repainting certain areas. They also are most definitely not buying all of your stuff. So why should you invest the time into making your home presentable?

Let’s break it down. Buying a home is emotional. Buyers want to be able to envision themselves living in the home. Buyers are also easily distracted, heck, humans are. It only makes sense to simplify the surroundings so buyers can let their imagination run wild and truly picture themselves living in the space.

Myth #2: Photos aren’t as important as people physically walking through your home.

Just as importantly, a key to getting buyers in your door is to have great quality, professional photography. It’s worth it’s weight in gold, but only if the home that is being photographed is photo ready. If not, you’ll find that a lot of buyers skip right over the listing when viewing it online, which translates to less showings and less interest.

Myth #3: Prepping and staging your home for sale is going to be too expensive. 

Certainly every scenario is different, but we can say that 9 times out of 10, the bulk of the work needed is minimizing and de-cluttering belongings. This can be a free, easy DIY with help from your agent. Staging doesn’t have to mean paying a company to replace all of your belongings, it can simply mean rearranging items you already have and piecing in a new item here or there. We maintain an inventory of some staging pieces that we use in clients homes all the time. You may spend a little bit of money on necessary painting or repairs, but this will be a worthwhile investment when it comes to raising the perceptive value of your home in the eyes of potential buyers.
