Ways to buy and sell together

  1. Buy a new home, and then sell your current home after you get moved into the new one. This can be a great option for someone who has a paid for current home, or someone who can financially stomach the risk of owning and paying for two houses at once. Logistically, this is a very easy option because it allows you to get moved into your new home and then strategically prep your old home to sell. A loan recast or a home equity loan could be two options to explore if you are choosing to explore this path.

  2. Sell your current home, and move into temporary living of some sort until you find a new one. If you choose to go this route, you will already have any proceeds from your current home in hand before you make a decision on a new home. This is probably the least financially risky approach, however, you’re trading that for the headache and added layer of temporary living. Think paying rent or living with relatives, plus moving more than once.

  3. Sell your current home and buy a new home at the same time. This can be a feasible option for a lot of folks, but buying a home contingent on selling another one comes along with its own challenges and risks. STEP 1:

We get to know you and why you want to move. This is always the easiest part. Most of our clients could write an essay on the ways their current home is holding them back. We craft a plan from there on what and where you want to buy, and what that is likely to cost.

STEP 2:

We walk through your current home and create a punch list of items that need to be removed, fixed or freshened up. We dive into the finances associated with your current home to determine what we are likely to sell for, and what you can expect to net from that home sale. From here, you are ready to get pre-approved for your next purchase because you have all of the financial information.

STEP 3:

We prepare your home for sale. You complete any of the repairs or maintenance items we discuss, and we get to work staging. We schedule professional photos and video. Our goal is to have your current home completely ready to sell when the time comes, so we can just push a button, and it’s live on the market. 

STEP 4:

Now, we begin your new home search. The first step is to set up an MLS search so that you will receive listings in real time. We set up private showings and look for off-market options. When the right house comes along, we walk you through the paperwork to submit an offer, contingent on your home sale.

STEP 5:

With your new home under contract, it's time for your current home to hit the market. All our marketing has been prepped beforehand, so it's only a matter of clicking a button and waiting for showing requests. Our marketing approach can include, but not limited to online marketing, social media, community relationships, hosting unique events & open houses.

STEP 6:

With a contract on both your current and new home, we will manage all the details. Inspections, repair negotiations, and appraisals are the steps towards closing. We handle any issues that may come up and keep you informed along the way.
